With Individual Leases, YOU are only responsible for YOUR (or your student's) rent. You aren’t liable for your roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!
In our efforts to continue striving to create a safer living environment for your son or daughter, we now require all residents to carry an active renter's insurance policy during their lease term. Requiring renters insurance has become a common practice throughout both on and off-campus student apartments to adequately protect student's belongings such as text books, phones, electronics and other valuables. Our research has found that most of these items, if damaged or stolen, fall under your homeowner's deductible so there is no coverage in place. A renter's insurance policy also works to protect you from liability exposure created while your child is away from home such as negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Renter's insurance provides peace of mind and protection from the unforeseen events that sometimes occur. For your convenience, we've identified a National insurance provider that has agreed to provide a comprehensive policy to residents at our communities at a preferred group rate! University Estates at Austin offers FREE Roommate Matching Services to all of our residents. You (or your student) won't have to worry about finding a roommate online or flyering the entire campus. We'll do all of the work! All you have to do is fill out our comprehensive roommate matching form and our professionally trained Roommate Matching staff will find the best roommate for you!
The answer is yes! Don't worry about hiring movers or renting a truck, we have fully-furnished apartments at UEA! The days of moving a bed up a flight of stairs are long gone... just bring your personal items and you're set!
All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life here in Austin! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!
We want your students' living experience to be as worry free as possible. Utility allotments are included along with the base rent payment. Less bills = less stress!
Yes! at University Estates we love our furry family members and want you to bring them with you! Each apartment is allowed to have a maximum of 2 pets with the exception of restrictive breeds. The list can be obtained from the leasing office. There is a $400 pet fee for each pet. We are sure your dog will like our dog park area at University Estates!
While the main focus of your student's college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At University Estates at Austin, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to movie nights, from unwind & design to gaming tournamets. Annually, University Estates will have events such as a Welcome Back Mixer at the beginning of the fall semester, a Luau during Spring Semester, and many holiday events throughout the year. We will also keep our residents connected to events going on at University of Texas Austin, as well as, events happening around town so they don't miss anything!
The Austin City Council set a Zero Waste goal to reduce waste by 75% by 2020. To help achieve this goal, University Estates has conveniently located recycling containers near trash containers throughout the property. Our Resident Housing Contracts are installment based, in which a total installment amount can be paid in one lump sum installment, two semester installments, or 12 equal installment amounts. If you've chosen the option to submit the total installment in 12 monthly installment amounts, each of those installments are due on the 1st of each month, including August 1st and September 1st.
Monthly rental installments are due on the 1st of each month. Late fees are assessed on the 4th of each month. Acceptable payment methods are Check, Money Order, Cashier's Check, Direct Routing and Checking Account via resident portal, and Credit Cards via our Phone Automated System.
WIFI hotspots are available throughout the Property Amenity Areas. Direct ethernet ports are provided in each bedroom of the apartment. In order to get WIFI internet in your apartment, you must install your wireless router. Once installed and you've set up your wireless network, find your wireless signal, connect and surf away!
